If you live in California or another state that bases your bill on average household usage in your area and you have a large household the government wants you to divorce your wife and have half the kids live with you and the half live with her so you don't have to pay two to three times what household with less than 3 people have to pay per kwh.  Large households are statistically more efficient per person yet they pay significantly more per kwh in states with these pricing structures.  You could also move to another state. Because of the complex nature of the billing most people who pay these high bills don't have the intelligence to realize they are being robbed.  In California you could easily save hundreds on your monthly electric bill by splitting a family of eight in half and have them live in two different households.  Good luck.</description>

i agree with TJ; your central air and hot water heater probably account for more than half your electric bill...anything that uses electricity to heat or cool is going to take more power than any other applications...
watch your meter when ac is running and when its off and you'll get visual proof...

Air conditioning, water heatre, stoves,  Those are the big electrical user in your house.  Other things like light bulbs, computers, etc don't use enough electricity to make a big difference but every little bit helps.

Keep your air conditioner set on 78 degrees or above.

I rank Home Appliance Warranties right up there with the Home Inspection company. Both of these contracts have so many loop holes in them they make Swiss cheese look solid.

You may call the Better Business Bureau, but they probably are not members of this association, but a call would not hurt as you would put them on alert to this companies activities.

You should call and definitely get a copy of the report. You should not have paid him unless he provided you with a copy of the report. Perhaps if you called him, he might send you a copy.

The best thing to do is take your contract and these scam artist to small claims court. You will have to pay up front for court cost, you should also pay for the local sheriff or deputy to serve them the summons, but in the end you might be able to get the cost of serving and court cost back especially if you win your case.The procedure is not that difficult. What you have here basically is a breech of contract.   

Now when you file this small claims court action make sure the guy that came out to look at the damaged item as well the HOA guy you spoke with they are all liable in some way, how ever you only have to sue one for damages.

If he failed to send you a copy of the report as you requested, once you file the small claims court action and after he is served, then you are legally authorized to get a copy of the report and he can not refuse you this report.

When ever I purchase a property and the appliances are a part of the sale, there are two things I can do without that cost money and headaches. The first is the stupid Homeowners Inspection that the real estate agents and community are so high on and the other is purchasing an appliance warranty. The loop holes in these contracts are so that water runs freely through them.

I just plan to purchase any appliance that I know will eventually go out any way. I can put the money on an appliance that I would put on a home warranty or an appliance warranty.

First of all they schedule an appointment between 8 AM-12 PM a 4 hours window. I can go to Lowes or Home Depot and within 30 minutes replaced the darn thing schedule a date of delivery and installation normally a 2 hour window. Cost of this entire transaction is about the cost of an appliance warranty and no hassles from idiots.

Im not sure who you have your home warranty under, but I personally think they are a joke. We purchased our home in Jan. 2009 and had a strange smell in the house so I called AHS and they sent a plumber out he said he couldnt find anything, so they sent different plumbers out 3 more times and the same thing cant find anything and every time Im paying them 65 dollars. Well our neighbor came over and said Oh that smell is from a dried up pee trap, he poured a cup of water down our pee trap by our hotwater tank and the smell hasnt returned yet. When I called  AHS and told them about it they were extremely rude, plus they lie about what is covered....they actually cover very little. I cancelled our warranty. I couldnt deal with their attitude and their policy of what they cover ...i just save the money in a savigns account that they were charging me as a monthly fee in case we ever have something break down.  We never recived a copy of his report either nor a receipt. We had AHS and they suck big time. I would try calling Sears/Kenmore and ask them if it is still under warranty, by giving them the product key number. Good Luck</description>
